We have years of experience negotiating and closing bank owned (sometimes referred to as REO's)and government owned foreclosures (HUD properties).                  

The rules for submitting an offer, and closing, on a HUD property are clear and uniform for everyone, and there are clear time limits defined by the government for fulfilling one’s obligations. 

The rules for submitting an offer, and closing, on a bank property, are different with every bank and practically every property.  If there are time limits enforced, they are decided by the individual bank.  Sometimes acceptance of offers, and closing on, bank owned foreclosures, can take time to complete, and so patience is required to navigate the process.
